Equipment Breakdown coverage (also called “Boiler and Machinery” (B&M) coverage) is a form of property insurance that protects the association against financial loss from the sudden and accidental breakdown of important mechanical or electrical devices, or for physical loss or damage to these devices from covered perils such as fire, flood or lightning. It is typically handled as an endorsement to the association’s property insurance policy.
Equipment Breakdown coverage is most common for loss or damage to or from boilers, water heaters, solar heaters and pressure pipes. However, it also covers the mechanical breakdown of elevators, back-up generators, electric power panels, and pool and spa equipment. It does not cover failures related to wear and tear.
